HOUSING & TRADES TRAINING INSTITUTE
Building the people who will rebuild Baltimore.
Housing & Trades Training Institute connects skilled-trades education with paid, hands-on experience rehabilitating real homes—training the next generation to build healthier, more efficient, high-performance housing while creating pathways to careers and attainable homeownership.

The principles behind H&TTI are already being put into practice through a real Baltimore renovation—using hands-on construction, thoughtful building science, energy-efficient systems, and high-performance detailing to explore what better housing can look like.
Now we’re building the organization that can turn that experience into opportunity for the next generation.
REAL-WORLD TRADES TRAINING
Transform active renovation projects into hands-on learning environments where the next generation can develop practical skills across the skilled trades.
HIGH-PERFORMANCE RETROFIT
Bring existing Baltimore homes into the future through better building envelopes, efficient systems, electrification, and a pathway toward net-zero performance.
PATHWAYS TO OWNERSHIP
Connect the skills used to rebuild homes with opportunities to build careers, attain homeownership, and create lasting stability within Baltimore communities.

What you see is SIGA Majrex®, carefully detailed as part of the interior air- and vapor-control strategy. What you don’t see is just as important.
Behind the membrane, the existing masonry party wall has been framed and insulated with R-15 ROCKWOOL mineral wool. Even along shared walls, we’re insulating and air-sealing wherever practical to reduce heat transfer, improve sound control, and maintain greater control over the home’s interior environment.
It’s a simple example of the approach behind H&TTI: understand what every layer is doing, detail it deliberately, and teach the next generation why it matters.

A closed-loop framework for historic housing decarbonization, skilled workforce mastery, and community wealth preservation.

Rigorous, applied trade curriculum training local technicians in building physics and mechanical electrification.

Hands-on execution of deep retrofits across vacant rowhouses, converting distressed blocks into high-performance homes.

Structured equity pipelines transition retrofitted properties to program builders with long-term deed protections.

Post-occupancy IoT monitoring, preventative envelope maintenance, and shared community tool stewardship networks.
Attainability and building physics are not in conflict: they are mathematically linked. By engineering rowhouse envelopes to Passive House performance thresholds, we permanently strip operating overhead from working families while creating durable architectural stability.

Historic Baltimore brick walls lose massive thermal energy through mortar joints and uninsulated party walls. Our training curriculum teaches building trainees to construct an unbroken interior air barrier paired with breathable continuous insulation.
IMPACT METRIC: 64% reduction in seasonal heating and cooling demand compared to standard code-minimum renovations.
Removing combustible gas lines eliminates indoor air toxicity, explosion hazards, and unpredictable utility spikes. Apprentices install inverter-driven variable refrigerant flow systems and heat-recovery ventilation for continuous, filtered fresh air.
RESILIENCE BENEFIT: Zero volatile combustion on-site, dropping residential asthma triggers while locking in predictable energy costs.

All field specifications meet DOE Zero Energy Ready Home and Passive House (PHIUS) standard benchmarks.
Families with limited resources benefit most from dramatically reduced energy consumption and predictable operating expenses. True affordability is engineered into the building envelope: airtight continuous insulation, passive solar orientation, and generational durability that outlasts market fluctuations.
SPECIFICATION // NET-ZERO HISTORIC RETROFIT FRAMEWORK // BALTIMORE, MD
H&TTI is convening an interdisciplinary Board of Directors to establish the governance infrastructure for Baltimore's decarbonized building transition. We invite recognized executives and senior subject-matter experts to lend strategic oversight to our capital, educational, and construction operations.
Structuring CDFI capital stacks, New Markets Tax Credits (NMTC), and municipal green bonds.
Managing land-bank dispositions, clear title remediation for legacy rowhouse parcels, and zoning code.
Oversight of high-performance envelope engineering, Passivhaus modeling, and mechanical electrification.
Balancing urban fabric integrity with mass timber retrofits, interior optimization, and civic permitting.
Scaling accredited apprenticeship pipelines, trade union reciprocity, and state-certified credentials.
Directing major foundation relationships, fiduciary compliance, and endowment sustainability strategy.
Every philanthropic dollar directly expands physical capacity in our East Baltimore training labs and accelerates the acquisition of distressed rowhouse envelopes for Net-Zero rehabilitation. We do not underwrite speculative development: we fund precision building science curricula, certified passive-house envelope tooling, and permanent wealth generation for emerging local trades professionals.
H&TTI operates an audited institutional deployment vehicle. Every private investment unlocks regional clean energy grants and municipal matching funds, achieving a 3.8x multiplier on physical neighborhood assets.
